JV - Our Offer

What we at 'LMH Property' can offer to you :

1. We Can Provide approved " Freehold LAND" (Any number of Acres ) as per FDI norms and your investment pattern, for this "Residential Construction - Development Project .

2. We can provide a High "Internal rate of Return" for your Investments

3. We can offer you a convenient Exit Strategy and also facilitate in easy Repatriation of your Profits - accrued during this JV period.

4. Additionally, We can Take care of all pre-requisites relating to Local Laws, Regulations, Policies , and requisite Local Human Resources, Land Clearances , including all FDI clearances and Central / State Govt. approvals for Land , Construction, Layouts , Building Plans, etc.


Minimum area to be developed under our project would be as under:
(i) In case of development of serviced housing plots, a minimum land area of 10 hectares (25 Acres)

(ii) In case of construction-development projects, a minimum built-up area of 50,000 sq. meters

Accordingly we expect a Minimum investment of USD 5 Million from your side to sign this JV.
(It can be further enhanced - either at the start-up or in phases at a later stage)

Special Purpose Vehicle (SPV)

To activate our JV process and undertake the Projects, we shall jointly incorporate and register a "New Company" - which would act a a 'Special Purpose Vehicle' ( SPV ) to route the Investments under provisions of FDI ( 100 % Automatic Route) . The company Shares will be issued to you as per your Investment ratios .


We can assure you of a Profitable IRR - based on Investment pattern and JV ratios.

Exit Strategy

The funds would have to be brought in within six months of commencement of business of the SPV / new JV Company. You may repatriate the Original Investment with Profits - after a minimum period of 3 Years. However, the You as an investor may be permitted to exit earlier also - but with prior approval of the Government through the FIPB (Foreign Investment Promotion Board ).

What we expect from You:

1. Help to jointly Construct - Develop the Residential Habitats (- viz., Multistoried Flats / Duplex Houses / Independent Villas / Residential or Townships etc.)

2. Equity Investment / collaboration for undertaking this Project - as per the Guidelines detailed above.

Hence your collaboration, with us would be a "highly profitable" Joint business venture - with a" ready market" and "high demand" for the resulting product / output.
